Most mortgage lenders offer loans with no closing costs. However Buyers should be aware of the upfront funds that are needed in addition to closing costs when purchasing a home.
Earnest money - typically 1% of the price of home = $250,000 home = $2,500 earnest money, credited towards closing costs at closing. When purchasing a new home, the builder will require a deposit - which can be anywhere from 1% to 5% of the purchase price of the home.
Option Money, typically .001% of purchase price of the home - again this is negotiable and is credited at closing towards your closing costs
$300-500+ - Inspection - price depends on the inspector, this is paid to the inspector by the buyer upon completion of the inspection.
$300+ - Septic Inspection (if there is a septic system) again paid to the inspector by the buyer upon completion of the inspection
$350+ - Engineers Report - Required if there are ANY cracks in the home. Paid to the engineer by the buyer upon completion of the inspection.
